On May 19, ground was broken by developer Hoffman & Associates on a new 10-acre, 1.2 million square foot mixed use development in the City of Falls Church. The project is called West Falls, and is near the West Falls Church Metro station.

The planners envision a transit oriented community that we be a gateway to Falls Church, and will feature an outdoor community gathering space with 18,000 square feet of open space, plus public art, apartments, condominiums, senior living, retail spaces, a hotel, a medical facility, and cultural space. West Falls is to be the first part of a larger 40-acre community-focused development of the area between Rt. 7 and the Metro station.

The residential part of the project features three buildings, offering apartments, condominium residences and senior living, totaling over 800,000 square feet of residential space. The 371,000-square-foot apartment building will have 400 apartments, including affordable housing units. The 174,000-square-foot condominium building will include 126 condominium residences.

Trammell Crow Co. will develop a 260,000-square-foot, 215-unit senior living facility, to be run by an as-yet-unnamed nationally recognized senior living operator. The first phase of development will also include 125,000 square feet of medical office space, also developed by Trammell Crow.

West Falls will have 123,000 square feet of ground-floor retail space, including a nationally recognized grocer that has not been identified yet, along with a 146-key hotel, Home2 Suites by Hilton, an extended-stay brand.

The Washington, DC-based architectural firm of Torti Gallas + Partners is the master planner for the project. Clark Construction will perform the project’s site work and build one garage structure, the medical office, the senior housing and the condominiums. Coakley & Williams will construct the hotel, and Bozzuto Construction has been selected as the contractor for the apartments and a second garage.

Anticipated delivery for West Falls begins in fall 2024.
